   With over 11 years of property management experience on South Padre Island, we are more than qualified to manage any condominium complex on South Padre Island. Large or small, we can manage all the areas of Administration, Financial, Maintenance, and Rental affairs of the Condominium Association.

   Our goal is to control costs and achieve a maximum investment value for the owners of the Homeowners Association, and to maintain the complex as one of the best resort condominiums on South Padre Island. This can be accomplished by setting appropriate reserve studies, funds, cost controls, adequate management, maintenance on building, equipments, grounds, parking and other amenities. Communication with board members on a regular basis about concerns, ideas and plans is essential. 

   Obtaining the best pricing for services, insurance, maintenance and supervising these providers to make sure the owners are getting what they are paying for. Unlike some other management companies on south padre island that charge a percent on any contractual work for ordinary repairs in addition to their management fees we charge a flat management fee for our services. Any major capital repairs are separate and apart from normal routine maintenance services and applicable management fees are negotiable. We make our selves available twenty-four hours a day in case of any problems or emergencies.
